Simple residential site plans typically start around $89. More detailed plans involving pools, additions, ADUs, commercial properties, flood information, septic systems or drainage are priced based on project complexity.
Do you need to visit my property?
Usually not. For most straightforward site-plan projects, no site visit is required. We can often work from an existing survey, GIS/property records, satellite imagery, project measurements, photographs and other available information.
If field verification or a licensed survey is required, we'll identify that separately.
Can GIS data replace a survey?
No. GIS is a useful property-research and drafting resource, but it does not replace a certified boundary/topographic survey where one is required by the permitting jurisdiction.

Most straightforward site plans are delivered in 12–24 hours. Full permit drawing sets take longer, typically 4–14 business days depending on scope and how much engineering is involved.
What do you need from me to get started?

Yes. We research each county's specific portal, format, and setback requirements before drafting rather than applying one statewide template.
What's the difference between a site plan and a survey?
A survey is a legal document, prepared by a licensed surveyor, that certifies your property's boundaries. A site plan uses that boundary information to show your proposed project, dimensions, and setbacks for permit submission — it doesn't replace a required survey.
Do you handle ADU site plans?
Yes. ADU requirements — setbacks, lot coverage, parking — depend on your property's specific zoning and local jurisdiction, not one statewide rule. We review that before drafting.
What file formats will I receive?
A permit-ready PDF, with DWG available depending on your package.
Do you handle flood zone or drainage requirements?
Yes, where applicable. Flood zone, elevation, and drainage information is included when your property or project requires it — we identify what applies before drafting.
Are revisions included?
Drafting revisions related to our original scope are supported if your building department requests changes. Major redesigns or additional engineering beyond the original scope are quoted separately.
